Crawl Space Waterproofing & Encapsulation in West Michigan
Recent Projects

A damp crawl space doesn't stay in the crawl space. Humidity and musty air rise into the living area, wood framing can stay wet, and mold can follow. Finney's Waterproofing installs vapor barriers and encapsulation to keep ground moisture out, and handles the drainage and sump pump work when water is the real problem. Free inspection and estimate.
Signs of a Crawl Space Problem
- A musty smell in the house, especially on the first floor
- Standing water or damp soil after rain
- Condensation on ducts or pipes in summer
- Sagging insulation, rusty nails, or fuzzy growth on wood
- Cold floors, pests, or a crawl space that "never feels dry"
What Encapsulation Means
Encapsulation covers the dirt floor of the crawl space with a heavy-duty vapor barrier, sealed at the seams and edges, so ground moisture can't rise into the space. Where water is a problem (not just humidity), it's paired with drainage and a sump pump. We do the vapor barrier, encapsulation, drainage, and sump work ourselves. We'll walk you through exactly what your crawl space needs at your free estimate.
Is Encapsulation Always the Answer?
No. If the problem is liquid water, a vapor barrier alone won't fix it, and drainage comes first. If the problem is a gutter discharging next to the house, extending the downspouts may solve most of it. We'll tell you which situation you have.
Mold in the Crawl Space
Moisture control is how mold is prevented. If you already see mold, don't disturb it. Call us and we'll look at the moisture source, because mold will keep coming back until the moisture is fixed
Crawl Space FAQ
Is crawl space encapsulation worth it?
If the space is damp, smells musty, or has standing water, controlling the moisture protects your framing and indoor air. If the space is already dry, you may not need it. We'll look first.
Does a crawl space need a vapor barrier in Michigan?
Ground moisture is common in Michigan, and a vapor barrier over the soil is widely recommended for crawl spaces. We can check your specific space.
Will it get rid of the smell?
Fixing the moisture typically reduces musty odors. If mold is already present, it may need separate treatment.
How long does it take?
It depends on the size of the space and what it needs. We'll give you a schedule at your free estimate.
What about sagging floors and crawl space support posts?
We handle those too. See Structural & Foundation Repair.
Is there a warranty?
We offer a 15 to 25 year transferable warranty. The details depend on the work, and we'll go over them at your estimate.
